How It Works

Tax Base
For property acquisitions, the tax base is the higher of the deed price or the Valor Patrimonial Tributário (VPT — the tax registration value). For mortgages, it is the total loan amount. For leases, it is the annual rent.

Rates
The standard rate for property acquisitions is 0.8%. Mortgages are taxed at 0.6%. Leases are taxed at 10% of the annual rent. Gifts and inheritances to direct family (spouse, children, parents) are fully exempt.

Payment
For acquisitions and mortgages, Stamp Duty is paid at the notary on the day of signing. For leases, the landlord must pay within 30 days of the lease start date via the AT (Tax Authority) portal.
