How It Works

Collect essential information about the property, including its address, size, number of bedrooms and bathrooms, and any unique features or recent renovations. This data forms the foundation for accurate valuation.

Identify recently sold properties in the same area that are similar in size, age, condition, and features to your subject property. Aim for at least three to five comparable sales within the last six months.

Apply the Income Approach

For income-generating properties, estimate the potential rental income and subtract operating expenses to determine the Net Operating Income (NOI). Then, divide the NOI by an appropriate capitalization rate to find the property's value.

Calculate the Cost Approach

Determine the cost to rebuild the property new, including labor and materials, and subtract any depreciation. Add the value of the land to this depreciated cost to arrive at the property's value under this approach.

Synthesize Valuation Methods

Compare the values derived from the comparable sales, income, and cost approaches. Reconcile any significant differences and use your professional judgment to arrive at a final estimated market value.
