It deducts the agent commission (plus VAT where applicable), the outstanding mortgage balance, the early repayment penalty (if any), stamp duty on the penalty (Portugal only), and an estimate of closing costs (notary, land registry cancellation). Is the agent fee paid by the seller?
In Portugal, Spain, France and the UK, the agent fee is typically paid by the seller. In Germany it is split 50/50 between buyer and seller since 2020. In the US, the commission structure changed after the NAR settlement in 2024 and is now negotiable.
What is the early repayment penalty?
When you pay off your mortgage early (at sale), most lenders charge a fee. In Portugal: 0.5% for variable-rate mortgages, 2% for fixed-rate (DL 74-A/2017). In the UK: 1–5% ERC depending on the fixed term remaining. In the US: most mortgages have no prepayment penalty.
What are closing costs?
Closing costs for the seller include notary fees for mortgage cancellation, land registry fees, and any legal fees. The estimate here is a flat amount — actual costs vary. In Portugal: ~€800. In the UK: ~£1,500. In the US: ~$2,000.
Does this include capital gains tax?
No. Capital gains tax (IRS in Portugal, CGT in the UK, etc.) is calculated separately based on your purchase price, holding period, and residency status. Use the Capital Gains Calculator for that component.
