How This Calculator Works

This calculator estimates the cash you receive on the day of sale. It deducts the agent commission (plus VAT where applicable), the outstanding mortgage balance, the early repayment penalty (if any), stamp duty on the penalty (Portugal only), and an estimate of closing costs (notary, land registry cancellation). Capital gains tax (IRS/IRPF/CGT) is a separate calculation — use the Capital Gains Calculator for that.

FAQ

Is the agent fee paid by the seller?

In Portugal, Spain, France and the UK, the agent fee is typically paid by the seller. In Germany it is split 50/50 between buyer and seller since 2020. In the US, the commission structure changed after the NAR settlement in 2024 and is now negotiable.

What is the early repayment penalty?

When you pay off your mortgage early (at sale), most lenders charge a fee. In Portugal: 0.5% for variable-rate mortgages, 2% for fixed-rate (DL 74-A/2017). In the UK: 1–5% ERC depending on the fixed term remaining. In the US: most mortgages have no prepayment penalty.

What are closing costs?

Closing costs for the seller include notary fees for mortgage cancellation, land registry fees, and any legal fees. The estimate here is a flat amount — actual costs vary. In Portugal: ~€800. In the UK: ~£1,500. In the US: ~$2,000.

Does this include capital gains tax?

No. Capital gains tax (IRS in Portugal, CGT in the UK, etc.) is calculated separately based on your purchase price, holding period, and residency status. Use the Capital Gains Calculator for that component.

About This Calculator

The Home Sale Calculator helps homeowners understand exactly how much money they will actually receive when selling their property, after accounting for all costs and deductions. Many sellers are surprised to discover that their net proceeds are significantly lower than the sale price due to agent commissions, legal fees, mortgage payoff, and taxes. This tool provides a clear breakdown of every cost so you can plan your next move with confidence.

Methodology Details

1

Enter Sale Price and Agent Commission

Input the expected sale price and the estate agent commission rate (typically 1-3% in Portugal, 1-2% in the UK, 5-6% in the US). Agent fees are usually the single largest cost in a property sale and are paid from the proceeds at completion.

2

Add Legal and Administrative Costs

Include solicitor/notary fees, land registry fees, and any other administrative costs. In Portugal, notary and registration fees typically total 0.5-1% of the sale price. These costs are often overlooked but can add thousands to your total expenses.

3

Calculate Mortgage Payoff

Enter your outstanding mortgage balance and any early repayment charges. The mortgage must be fully repaid from the sale proceeds before you receive anything. Early repayment charges can be 1-2% of the outstanding balance in the first few years of a fixed-rate mortgage.

4

Estimate Capital Gains Tax

If the property is not your primary residence, capital gains tax may apply. In Portugal, 50% of the gain is taxed at your marginal rate for residents. In the UK, CGT rates are 18-24% for residential property. The calculator estimates your tax liability based on your purchase price and costs.

5

Review Net Proceeds

The calculator shows your total costs, mortgage payoff, estimated taxes, and final net proceeds. Use this figure to plan your next purchase, investment, or financial goals. The net proceeds represent the actual cash you will receive after the sale completes.
