Germany's Grunderwerbsteuer: the Bundesland changes your purchase budget
Grunderwerbsteuer is a real-estate transfer tax paid on an acquisition in Germany. Its rate is set by the Bundesland, so a headline purchase price does not tell you the same story in Bayern as in Berlin or Nordrhein-Westfalen. The difference can materially change the cash required at closing.
Transfer tax is only one acquisition cost
Buyers should model the state transfer-tax rate alongside notary and land-register costs. Agency costs, financing fees, renovation reserves and building-condition risk are separate decisions. A lower state tax does not automatically create a cheaper investment if local price, rent or condition changes the wider deal.

Start with the property price and select the Bundesland. Then estimate notary and Grundbuch costs, and keep a reserve instead of rounding cash needs down. Check the current rate with the relevant state authority or adviser before signing, as laws and effective dates can change.
